Close to a highway/neighborhood however you don’t really feel it, pace of play is 4 hrs.

Solid course for the location and cost
Played this course at 6:30am, there was no one ahead of us so we flew through the round. Because of the time I can't really say how the staff or speed was on a normal day (there was no one ahead of us).
The course is relatively forgiving - it's fescue is high but thin, so finding balls off the fairway is relatively easy. The greens are protected by a bunch of water and some well placed bunkers making approach shots tricky. The greens are interesting, our whole group had trouble reading them but that could have just been us.
Definitely looking to play this course again.
