Got what I paid for----and had fun
PROS:
- easy to find and close to PA turnpike and Rte 222
- plays longer than it's yardage on some holes because almost every hole is vertical
- greens in good shape
- some fun holes
- great course for the short but straight hitter; good irons practice for longer hitters;- I played conservatively (hybrids and irons off most par 4s) and shot 80 on a course I'd never seen before
- excellent price----worth the $$ despite cons
- friendly pro shop
CONS
- carts and paths a disaster waiting to happen; need to be fixed before someone gets badly hurt
- no water on course-------bring a thermos with you
- driving range landing area right at #17 tee box. Watch out!!!!!
- pace of play a bit slow
Horrible pace of play
Worst pace of play in any golf course I have ever been to. No course msrshals regulating pace. Had to cut down my round to 9 homes when I paid for 18. Not impressed with the course. Do not recommend this course.
No water no good
No water available on the course and no cart girl. On a hot summer day, that’s a problem. Course is as expected. Under 5700 yards from tips. Lots of short par4s 2 true par 5s. Some elevation changes and the road runs thru 5-6 holes. Too far from my house to bother going back. One and done for me.

the course was wet from overnite rains, but the greens were in great shape. It is a value play for $13.00.
Course
I enjoy the layout and overall challenge of the course, It’s also a very pretty course. My only gripe is the condition of the golf carts and cart paths. The carts are old and moldy and the lack of macadam makes it a crazy bumpy ride. Expect things to fly out of your cart, phones, sunglasses, range finders etc...that said, I will play it again.
Last minute
My wife wanted to go to Reading from Baltimore to shop at a particular store and visit a friend. I made a last minute tee time. She dropped me off and the course hooked me up with 2others. They were very helpful with directions,pitfalls & the greens. The course on the card is short on yardage, but don’t let that fool you. It’s the elevation changes that make it challenging. The greens have undulations and some are suttle and some are very obvious. The course was in pretty good condition considering it has been wet. The tee boxes were the hardest hit.
Manor
As usual a great time golfing at this course. Friendly staff, beautiful course, fun time. This course has an added beauty in the Fall season.
Seniors
This course is well situated for seniors. Holes not long but lots of hilly uneven shots. Course was in pretty nice shape for all the rain we have had in Pennsylvania this entire summer

Course in great shape real nice putting greens enjoyed
First time, will certainly return
Manor is a challenging course even at 5400 yards. The elevation changes are what make this course exciting and difficult on our first time out. The greens are smallish but in excellent condition. Cheryl is a great example of how a golf course owner treats her customers like friends.
Terrible
Slowest round of golf ever. I get Saturday’s are busy but with no ranger took 2 and a half hours for 9 hours with skipping the 9th. Very little etiquette from other golfers which rangers could help. Never go here if it is busy. Terrible layout in terms of pace of play. Short par 4 to start then par 3 that clogs everything up and then you start with a par 3 on the back to continue the trend. Course is not bad and with better pace it would be a nice place but god everyone was so slow it was painful.
Challenging Mountain Course
We enjoyed the challenge, playing this course again next week.
