good layout, terrible condition
this course needs a few mil dumped into it stat before it just disintegrates into nothingness. the layout is pretty interesting and old school. the condition is awful, pace of play is brutal, staff is uselss, everything is outdated, avoid at all costs. it's a shame this place could be a really stunning course
Lots of potential if the course was in shape.
The layout of the course was spectacular. The condition was not. Hitting into a fairway with weeds was bad enough, but the rough was all weeds and thick crabgrass. The greens held nicely, but there was an incredible amount of weeds and untended ball marks to put through. I slipped and fell, cutting my knee open, on a foot bridge that was super slick.
The staff was super friendly and the pace of play was excellent. Too bad I could not have played here with even an average type course condition.
Course was in great shape, but still needs work.
Have played here many times, Greens and Fairways were in GREAT condition. Tee boxes need a lot of work, some areas were crab grass and others no grass in some spots, pretty beat up.
Terrible Course***Dumperoo***
This course is terrible. I had to tee off on one hole to a homless man snoring. This man literally had a clothes line hung up between two trees, while he was sleeping on the tee box. I wouldn't even play this dump for $5. Save your money and go to the range.
Poor Conditions, Fun Layout
Played Olde Course, and the course was in terrible shape. Tee boxes were either completely overgrown or dirt. Several greens had weeds growing. The creek makes several holes play tough, guarding both greens and drives. If the course were in the condition it was earlier in the year, I'd strongly recommend, but even for a discount rate I would not play this again.

Needs work
Great Staff, Very nice clubhouse and grill (bathroom need remodeling). Greens had many divots, but otherwise in good shape. Rough extremely patchy.
Extremely Disappointed
This review is for the Olde course.
I played the Karakung course in May. After five very long hours of slow play, dirt tee boxes, 2-inch-long "fairways", and putting on greens that weren't much shorter (where there was grass), I deemed that it was absolutely the worst course I had ever played. And I've played on my share of unkempt courses. I vowed never to return. I wouldn't play that course for free, and it honestly doesn't deserve even a 1-star rating.
After reading some recent positive reviews on GolfNow for the Olde course, my friends and I decided to forego our apprehensions and give it a go. I'm not sure which course these reviewers played, but it certainly wasn't this one.
I'll start with the few pros of the round:
-The layout is great. Some short, challenging holes that force you to think and make a shot to go with a few long holes where you can try to bomb it off the tee. 17 (I think) is a pretty downhill par 3 that sticks out in my head. With the right management, this can be a beautiful course.
- Also, most of the greens were in good shape; receptive, fast, and true. The greens are the only thing that kept this from being a one-star review.
-Beer and refreshments are sold in the clubhouse and on the course, and they were cool with us bringing our own cooler on the cart.
Now the bad:
-The tee boxes are dirt, save for the occasional weed. Very frustrating and unappealing hitting your tee shot on a par 3 off of sand. Embarrassingly bad.
-The driving range is dirt and useless for getting a few good swings in before your round (unless you'll be hitting off dirt all day, as was the case here, so maybe it was an intentional move)
-The fairways are burnt out, with large dead spots, and overall in poor shape.
-A couple of greens are in very poor shape, which is very surprising considering how nice most of them are. The 3rd green comes to mind as being covered in mud, weeds, and old ball marks.
-The gas carts are ancient. One can walk faster than these carts drive, and keep in mind you have to cross a busy road twice during your round. Our cart broke down on the seventh hole, and we had to abandon it and walk until we finally saw a ranger to get a replacement. They desperately need to invest in new carts.
-The cart girl was out of hot dogs at 11 am and not very friendly.
-We paid $50 each to play and honestly felt like we were cheated. In the shape the course is currently in, $25 would be a fair price.
If you are considering paying full or near full price for a round here: don't. Do yourself a favor and save the money or spend it on a course that invests its income on its own maintenance.
Great Municipal course
I really enjoy playing this course on the weekdays and decided to give it a try on Sunday. Bad Idea! We arrived 15 mins early before our tee time and there were 4 4some's waiting ahead of us on the 1st tee. Took my group well over 5 hours to play. Will definitely not be back on a weekend.
Badmouthed Cobbs Creek for years...
Living in philly I golfed here many moons ago, not that many... I am not that old. However when I went I remember it being a dump. We went out on the 4th of july, and for 50 bucks it's hard to find a better deal in the area. (this review is solely about the olde course)
I was honestly impressed with the condition of the course, and the challenge it gives you. If you were blindfolded and taken 3-4 holes in... you would have no idea you are on a city course. If you are looking for a place to play, trust me play here.
My only gripe would be that it took a while to pay, and actually get to the tee... and if you don't get off early on a weekend you will probably be there for well over 4 hours.

Well kept for public municipal course.
Well kept for public municipal course. A little pricey $48 on 4th of July holiday for a municipal course but was well maintained especially for this time of the year. Had 8:30am tee time and all drinking water was empty already. A quick phone call to the clubhouse resolved that issue on a 93 degree day. Overall was happy with course and would play again.
Challenging course in good shape..

Maint. Issues
Played a few weeks back and thought it might have been just the day, but same issues. Grass was cut high but clippings not removed from fairway. Clovers cover all areas. Lost 3 balls on the fairway due to grass being high and clippings litter the entire course covering balls. It needs to be better maintained.

I played the course a couple of times and its in the best condition in years, we played it down everywhere without a problem
Gimmicky, with very poor conditions
This facility has two courses, and admittedly I played what was obviously the lesser of the courses (Karakung course).
Pros:
Priced appropriately
Cons:
-Many of the tee boxes had no grass on them, and there was no discernible difference between the fairway and rough.
-No ranger, or anyone monitoring pace of play.
-Almost all players on this course were beginner players with little to no idea about golf etiquette, or pace of play.
-Because of the tightness of the course and the skill of the golfers who choose the Karakung course, many balls were hit in our vicinity with no warnings.
Played Karkung its was terrible not maintaine in the fairways. The Greens were in good condtion.
Played Karakung ,The first five holes were wet and ugly, tire marks and mud. Feels unsafe, lost balls in fairway. The old course at Cobbs looks great.
Nice course, and getting better
I have played this course 4 to 5 time a year for the last 3 years. The course is in the best shape that I have seen it. The greens are fenomenal. I would suggest you play this course at least once, but be carefull with weekend cause the pace of play can really be an issue (I played last friday and it took me aroudn 350minutes to play, but the next day a saturday I took me over 5 hours to play the 18)
Terrible Course, don't waste your time or money
Terrible course, not even worth the $25. Balls were lost on almost every hole... on shots hit in the MIDDLE of the fairway! Weeds and overgrown grass throughout the entire course. Tee boxes were bare dirt patches. I took a friend and my wife there and I felt sick to my stomach that I chose this course and made them waste $25 of their money. Really incredible that the Olde Course looked REALLY nice and Karakung was embarrassing. I wouldn't play Karakung again for free because the course conditions made it so unpleasant and frustrating to play. We actually quit after 12 holes because our foursome had lost so many balls on non-errant shots.
A PIECE OF HISTORY
For what it is and where it is, the condition it was in was amazing. Course was early summer green, and played up to snuff - greens a little slow because of heavy rainfall the day before, but the staff works hard to keep an over-played "city course" in good shape!
