Great course good shape
Course in good condition. Good value for the money. Owner and staff were great
one fairway was really bad.couese is in pretty good shape otherwise.some of the cartpaths aren't the greatest
Pace of play
We were playing as a twosome yesterday before 10 AM. The course was not overly full at that time for a Wednesday morning. We waited the whole day for every shot that was not a putt. No Marshall was out managing the pace of play nor the foursome of retired guys that made us wait the whole day. It usually is the people that are retired that do not observe this courtesy as if everyone has all the time in the world like they do which they too would have disliked when they were working and tried to squeeze in a round in under 4.5 hours.
Also, the course has gone down hill in the past decade with all the areas under repair, the poor condition of tee boxes and greens plus the condition of the bunkers.
I played there today with some guys from work and due to the size of our group - we had to pay normal rates which is insult to injury there. For the conditions, you should not have to pay more than $25 on a weekday to play there.
It is a shame, Royal Oaks used to be as nice as the country club across the street more than a decade ago or perhaps a half step down from it. Now it is becoming a lower tier course. They need to manage the pace of play and the shape of the course much better because it has not been too hot or dry this summer at all for this part of the northeast. I may just have to only consider this course for scrambles only soon.
good road trip
Took a road trip from Bucks County with a hot deal and always looking for new courses to play. I didn't see much not to like. Course is growing in a number of bunkers for maintenance reasons. It still has a fair amount of bunkers left to challenge golfers. I thought the front nine was nice but loved the diversity and challenges of the back nine. The course played fair for this 70-y-o from 6100 yard Silver tees. Driving to the course I got a Field of Dreams feeling with the cornfields surrounding the roads.
Conditions
Got rain night before round. Course was under water and two par 4s were converted to par 3s. that made for 7 par 3s and a par 69 plus they must of had 30 old traps marked gur to boot. I know I got discounted hot deal rate but I paid and drove 39 miles for 18 holes of par 71 golf. They looked at me funny when I asked for some compensation and made it sound like they were doing me a favor by converting the par 4s to 3s Locked in with Golf Now. Nothing to do but play waterlogged abbreviated disappointing found.

Overall decent playing conditions. Very green and healthy still, course is well taken care of. Sand bunkers are in rather poor shape, as most public courses. Some greens are beaten up, too.
In Expensive Again at The Oaks!
I love getting Last Minute Deals for Royal Oaks. I really like this course. It is a real joy to play. I don't mind driving 40 minutes to get there. Get out and play, summer is waning!
Better Condition
It's a nice course if you are checking it out for the first time. Several teeing options. The course was in better condition than it has been compared to some recent rounds the last few years. They were adding sand to the bunkers and converting some bunkers to grass.
Solid "B" course
The layout is very appealing as there are few spots where holes run along side one another (I know it's part of the game but it was refreshing to not have errant tee-shots bouncing off your cart!). Greens rolled quite well and the fairways/rough were in good shape. The bunkers, however, need some help. Littered with small rocks/pebbles, it didn't help that there was only a 1/4" of sand (wedge bounced and bladed the ball twice). Play again? Sure. Would be a great course to host an event/scramble! Staff is very nice/friendly!
Accommodating Staff
Course had a large outing that day departing with a shotgun start just before our tee time. Pro Shop Staff took us out to the 11th hole on the back nine to put us ahead of the outing traffic. Never waited on a hole - special attention to ensuring an enjoyable round is not a common feature of most courses but the RO staff aim to please.
It's a great course with an accommodating staff.
Great bang for the buck
This is a good course for players of all levels. Staff was courteous and professional. Only flaw I could see was the bunkers needing Improvement. I was in a greenside bunker on the second hole that was filled with large rocks and stones. I was fortunate enough not to be in another one for the rest of the round, but could see that they all needed some attention. Other than that, great course!
Fair conditions
The course is in fair condition. Don't know if it was due to previous weather conditions. Still a great tract. Worth the Golf Now rate.
Seaview Stay & Play Golf Package
I drove up to play this course today from Bucks County and I didn't find it to be as bad as you portray. It's not fair to give a course a bad rating because of weather conditions. Lots of courses have been soggy with the wet weather we have had in this area.
