Cart Path only rule, Slow Play
Played Pembroke first time in a couple years and wanted to see if any improvements have been made. Course layout was great but conditions not so much. Greens were rock hard and looked like they were never aerated in early spring. Course still had cart path only rule for fairways and there is no need for it. Course was dry as a bone. This caused a backup on almost every tee box and no ranger was seen all day to keep play moving.. If I didn''t pay a Hot Deal fee of $45 I would never have played this course at the regular green fee rate. Disappointed overall.
Average course not great but not bad. Price was good for course but wouldn’t pay much more
Course has so much potential
I’ve played here many times over the past couple years. The conditions of the greens and fairways are not good. There’s so many fun holes and it’s a great layout. With some love and care this course could be worth $80 in the future. Right now it’s a $40-50 course

Great potential
I love the layout of this course and you can tell back in the day it was prob amazing.. now it’s more run down.. the fairways look great and some greens are okay but they never work on the greens. Past two years some greens are okay some need a lot of help especially for the price you pay to golf here. I’ve played courses in much better conditions for cheaper money.. like I said if they just put a bit more work into the greens it would be a phenomenal place. I get it they are trying to sell and whatever but I hope they fix up the place cause I enjoy the layout
Slipping
I've played here many times over the years. My review is not based on one round in April. I enjoy the length and the layout is pretty good. Greens were always nice and tight. But tee boxes, aprons, and bunkers mostly were in poor shape. Many cases where the cart path dirt and rocks have expanded well into the rough next to the fairway. So years, later they now have a cart path only rule every day to preserve the fairways. They've increased spacing between tee times to accommodate, but it's still a pain and still impacts pace of play. But the issues with the conditions remain. Weekend rates are about $80 which seems high comparatively speaking to nicer courses only 20 miles away.
Overpriced but Better Conditions
Overpriced course, playing like a $65 one. They are charging $79.88 beans to play this course w/ cart, whilst top tier courses just south of here (including free range balls and premium practice facility) are charging $10 less. Pembroke has a somewhat shoddy range & practice facility. Greens have improved since last year.
Course does not drain well and any recent rain = CPO.
Range was closed, assume because of recent rain. Fast pace of play that day which was nice.

Remember always car path only
Stay in the fairways or lots of leafs it’s always car path only so better off walking .

Overpriced
For 90$ there are much nicer courses you could play. This course is not in the best of shape for the amount of money they charge. Also there is no walking fee, they essentially force you into a cart and then make you stay on the cart path which really slows down pace of play. This place is just a money grab, doesn't look like much is put back into the course. There is a reason why you can always find tee times here.
Nice layout, not great upkeep
I love the layout of PCC. It has challenging, long par 4s, short but interesting par 3s and some tight par 5s that rewards accuracy. The greens are generally in good shape but the rest of the course was in just okay shape.It used to be one of the South Shore’s gems about 12-15 years ago but not anymore, unfortunately. They have a blanket “cart path only” for every hole, every day, regardless of the weather. When we played, we only hit 1 or 2 boggy areas on the whole course. So it seems like laziness of the staff to just make it “cart path only” for the whole course every day. For that reason alone, I will not return unless my friends drag me kicking and screaming there.
