Course is nearly always in good condition.
Overall layout is short but plenty of trouble hazards on front. Back opens up for the big hitters.

Great little course between Greeneville and Johnson City Tn
beautiful Fall day, course was in decent shape. greens were green, soft and had just a few bad ball mark spots. fairways were thin due to Bermuda going dormant. the front nine and back nine are completely different layouts. the front nine is up and down hills, with a creek cutting through a few holes. several holes require shot shaping off the tee, trees between fairways are more mature so need to keep it in your fairway. back nine is more straight forward with holes playing back and forth next to each other. very good course for the cost, plus you could play it numerous times and not get bored due to hole shapes.
