Poor Value
Conditions were super mediocre for a $100+ round. Greens were very slow, with some bare/sandy patches. Pace of play was around 4:30, but that’s a long round for such a short course. There really isn’t enough land here for a golf course, but they squeezed one in. Back 9 is more fun and higher quality than the front.
Almost great
Penderbrook is a narrow course with a great layout and a few really fun holes. The staff is one of the best and friendliest in the area. The drawbacks are it's not always in the best shape (it looks like sections may easily flood), there is no range to warm up on )they do have a net area, but that's just weird.), and you often feel like townhouses are right on top of you. So some stuff could be better, but overall a pretty good experience. I'll keep going back.
Shameful
Course conditions are a disgrace.
Areas being repaired had no GUR signage.
There was no turf or grass on any fairway. I literally played off dirt many times.
Every green was covered with pock marks making it impossible to get true rolls.
Small tree branches on the fairways was not uncommon.
Greens had no approach area around them. You are on the green or on the fairway, nothing in between.
They have the nerve to charge full green fee. I’ve requested a partial refund.
Worst course I ever played.
The course hasn’t been well maintained for years.

As we have responded to your e-mail and other review, your playing partner who booked the tee time was made aware of current conditions when booking online with a course alert, tee time notes, and confirmation e-mail. All of those state the following.
"PLEASE READ ALL BEFORE BOOKING –
Irrigation improvement project has been completed at this point. Some small areas are impacted by the work that has been completed.
Effective December 1st, 2025 it will be CART PATH ONLY until further notice.
Five of the greens have smaller stressed areas, over the winter months, those smaller areas will be covered by tarps to help with healing.”
Fairways are Bermuda grass, which turns yellow in color when it is dormant, but there most certainly is turf. We are also 3 weeks removed from the course being covered in snow for 6 weeks, and it being in the 20’s overnight three days prior to your tee time. You paid a winter rate, which is lower in price because it is understood that the course isn’t in prime season condition.
There are some larger mounding that has yet to be sodded on two holes, which although are not labelled “GUR”, would very obviously fall under the “abnormal ground conditions” part of the rules, so they do not need to be labelled.
We do not refund players as they were clearly made aware of the current conditions at the time of booking.

As mentioned in your e-mail response, your playing partner who booked the tee time was well aware that conditions were not ideal. Every tee time booked has a course alert and the following is stated in the tee time notes and confirmation e-mail:

The fairways and approaches are Bermuda grass, which goes dormant in the winter and turns yellow in color, but there is still turf. The course was also covered in snow/ice for 6 weeks and was in the 20’s three days before your tee time. For all of those reasons, the rate is still currently our winter rate, which is lower than season rate because conditions are not ideal during those months.

Thank you for your review. We understand that the conditions weren't the best when you played, but we tried to inform all players before they book to the current conditions. All tee times have a "Course Alert" and state the following in the course notes.
“The tee time notes state "ATTENTION ALL PLAYERS - Drill & fill aeration was performed on October 14th and 15th, 2025 and will impact the smoothness and speed of the greens.
Course update - four of the putting greens have larger stressed areas from the extreme weather we experienced earlier in the summer.
Those areas have been seeded and topdressed(sand). We have seen improvements in those areas, but they are still recovering currently"
As the temperatures warm and the grass starts to grow, up we anticipate those areas improving back to normal conditions.

Great bang for your buck and location
Can’t beat the price you pay for a nice course in the middle of Fairfax. About 5-6 really nice water holes. Layout isn’t overly difficult but no forgiveness for any slicing or hooking. The summer beat the greens up pretty bad this year. Clubhouse has a great patio and good food for post round. No range to practice but no problem with gripping and ripping.

Nice layout fir the course, staff was very professional and friendly. However the course itself was not in the best condition! At least half of the course had reseeding going on and had some really bad greens, tee boxes and fairways sprinkled throughout the course.

Very patchy greens
The greens were very, very patchy, making the ball bounce and ricochet when putted. Honestly I have never seen greens in such condition before. The tee box and fairway and other overall conditions were good.

Terrible and a ripoff
Charged $85 for a course in absolutely abysmal condition from tee boxes to greens. Never playing again…
I wanted to like it … one and done
The first thing you see when you check in is mosquito repellent at the desk. That should’ve been the first thing I bought. The staff tried to sell me a frequent player card upon check in, but I was just visiting..I get into a cart that has a cracked seat and cracked windshield , no GPS I guess for $95 I was expecting more. There is no range, but they have a net. You can practice with. I put the ball down on the mat and it rolled to my feet because the mats are not level.
The putting green was atrocious. I was hoping it was the only green that looked like that, but it was not. I got a Gatorade from the beverage cart. Cost was $3.18 really $.18 who carries around $.18 I was given a cup of ice with no lid and quickly spilled the drink all over the cart because the cart path is full of bumps from cracks. we did play in four hours which was amazing on a Saturday morning. I had lunch in Mulligan‘s pub server was friendly. My coleslaw was warm and my pulled pork sandwich was mediocre at best.

Course recently aerified. Expect recovery conditions." in the notes. During aeration, the greens take time to heal, which is why we have put those notes on every tee time.

How do they charge $98 for this
Charged full price for awful conditions. Greens were terrible, fairways hit-or-miss, no driving range, and the snack bar was closed at the turn on a Sunday morning. Zero value for the money — won’t be back.

The aeration alert is also posted along with the rates. We have been upfront about the conditions and the price, after that, it is the players decision whether to agree to the price that is posted.
Having an “aeration alert” doesn’t make it okay to charge $100 for this awful course.

Every tee time had an "aeration alert" on it since we aerated on 8/4/25 along with the posted rate. There is also a note in all tee times stating "**ATTENTION GOLFERS**,Course recently aerified. Expect recovery conditions." We do our best to inform all customers about aeration before booking.
Our website states that we do not have a driving range, and no option to put one in with the community around us, however there is a warm-up net all customers can use.
The halfway house opens at 11:00am Fri-Sun and the beverage cart starts at 9:00am.

I understand that the greens were punched and sanded during my round, but it was it bad. I would argue an aerification notice here means…. “Do not play here for at least two weeks.”

There are 4 greens that have larger areas of topdressing as the cool season grasses have been overstressed because of the extreme amount of rain and temperatures we have been getting since May. We are hopful that the aeration, topdressing and cooler temperatures will help bring back those areas.

Worst conditions I’ve seen for some time
I had a 20% off a hot tee time offer but still feel my $57 was a complete con. I was warned that the greens had been aerated but even then, there are huge bare patches on many of them. Some fairways have been returfed and were ok but some were almost bare. There are also way too many blind shots and ridiculous carries over water from the blue tees. Another hazard of the blind shots was the impenetrable rough sometimes on a direct line to the green. It’s a Mickey Mouse course in appalling condition. In case you are wondering, this is the worst review I’ve ever written

We are sorry you did not enjoy your round, but as you said, there was an aeration alert on your tee time, which means the greens will not be in the best condition. Aerating is a necessity, especially with the extreme weather we have been having this summer. We are in the process of switching our fairways over to warm season grasses to help with these conditions and have only 3 fairways remaining. Areas that have cool season grasses have been struggling this summer because of the extreme amount of rain and hot temperatures.
There are a few blind spots on the golf course, and one longer forced carry over water (hole #9), but that is part of the challenge and design of most courses. The blue tees measure 6002 yards, which is not long by today’s standards. We do offer two tees in front of those which are shorter.
We have done our best to inform all customers before booking of the conditions during aeration and the posted rate.
Overpriced
Punched greens and super sandy everywhere. Shouldn’t be $71 on a Monday at 3:50 PM. You know your greens are in horrific condition, cut the price down. Wasn’t even like you were playing golf with how bad the holes were. Might as well pick up your ball once you got near the green.

All tee times had an “aeration alert” along with the posted rate. Normally during aeration, greens will have holes punched in them, top-dressed (sand) and be cut at a slightly longer length. All of this will impact the roll of the golf ball, which is why we try our best to inform the customers before booking and leave the decision of playing or not up to them.
