Good condition for drought
I read a couple reviews that complained about the course's condition, but I found it to be fair to good, considering the extended drought in central Florida. There were a few rough areas, but for the most part fairways were green, tee boxes were decent and the greens were slow but true. Every course in the area that doesn't cost triple digits are dealing with the same issues, I've certainly played much worse. Very cool layout with elevation changes and blind shots. Not the longest, but neither am I LOL. Enjoyable round.
This course has TERRIBLE conditions!
Fairways and tee boxes have mulch covering dirt areas. Some Cart paths are rock and dirt. Greens are the only positive for this course. Certainly NOT worth $60.00! Book elsewhere! Check in process challenging and not friendly.
Good Time
I really like Water Oak but the fairways at this time of year are really rough, very little grass but we have drought conditions for a long time.
Nice course
Greens in great shape, already. Closer to summer they should be perfect. Fairways hit or miss; drainage will always be a problem. All in all nice challenging course.
No driving range. Staff super nice and welcoming.

Love Water Oak Golf Course
I look forward to playing Water Oak Golf Course every time I play there! Friendly staff, course layout is fantastic and fellow golfer’s are friendly. Compared to the boring golf courses in The Villages, this course has hills, water, trees lining the course and interesting pin position. 👍
Nice layout but not maintained well enough to play a second time
We gave this course a try recently, and while the layout shows real promise, the overall conditions left a lot to be desired. The fairways were in pretty rough shape, with excessive potholes and very little grass coverage in many areas, making for some tough lies throughout the round. The tee boxes were just OK — playable, but also showing plenty of bare spots and uneven patches.
The greens were easily the best part of the course. They were reasonably smooth, not overly marked up, and had good color. That said, the speed varied noticeably from hole to hole, so getting a consistent read was challenging.
One thing the course definitely has going for it is the design. The layout is interesting, with elevation changes and a uniqueness you don’t often see on Florida courses. With better maintenance, this place could turn into a really strong track.
At $58 for 18 holes with a cart, it was worth playing once just to experience it. The staff was friendly and welcoming, which we appreciated. But given the current course conditions, our group probably won’t be returning anytime soon.

Good course, slow play
The greens and the course were as good as any we’ve played around here. The staff was friendly and helpful. The pace of play was really slow. It took us almost 5 hours to play. Good thing we had a nice weather day. 😎

Nice track. Love the new hole layout. Staff are friendly and restaurant is a nice to have. Unfortunately the pace of play was a crawl. We stopped after 14.
Nice course
Nice layout. Greens good; fairways need more growing time. Golf value using Golfnow.
Extremely disappointing.
We’ve been playing this course for several winters now and this is by far the worst shape we’ve seen it in in the last couple years. The entire course is all hard pain, and the greens have really degraded, almost like cement, there’s no field to them at all. Typically, they do have rangers out, which helps with slow play, but that was not the case on this day, which made it along round between conditions and pace.
We love the layout and the folks that work there but hope they begin putting some work into it soon. It’s not worth the money right now.
First Time Playing Course
Realizing this is a difficult time of season to expect multiple options without the high cost, we took a chance and were left with more dislaikes than likes. Very poor rough conditions, however the greens were in decent shape as were the tee boxes. If I lived at Water Oaks and this were my home course, I would be lobbying for better course conditions! The saving grace was the bar and the hospitality shown by the staff. Refreshing margaritas and very tasty shrimp tacos almost made me forget this quirky layout with all the "blind shots!"
Unfortunately lack of rain has created dry/hard pan.
I played Villaged course and was dry and hard as well!! Consider weather conditions…
