Not the same Royce Brook
Like all the previous reviews the course has lost it all. Everyone knows by now half the course has been sold to the Toll brothers. Which means save the money at let the course go to beep. Looks like only 4 holes will be saved (6,7,8,9) since they are the only ones with sand in bunkers and holes being watered. All the other holes has weeds and grass growing in bunkers. Tee boxes torn up. No watering of any kind. For example the third green completely brown. Sod has been removed on certain holes probably for other holes to be repaired. Don’t use the cart path as it nothing but pot holes and speed bumps. Can’t believe they still charge $45 to play at best $25 bucks if you need to practice or last resort to play. Otherwise go somewhere else.
Appears to be under major renovation.
Royce Brook East course is a mess. Was not told it was this bad before reserving or heading out to play. Dead grass on greens, t-boxes, and fairways.
Awful Condition
Have never played a course in worse condition than this. Fairways and greens burnt grass. Tee boxes feeling like batters boxes. Sand traps either a pond or crab grass infested that wouldn’t even qualify as a “sand trap”. Course tee boxes, fairways, & around the green stripped to the dirt or under construction. Cart path has craters EVERYWHERE that lead to Tokyo and swallow the cart. Better driving on the grass. Can say won’t ever play this course again.
Royce Burnt
I guess no one called the FDNY "Southern Comfort" or "Kings of Neptune" firehouse, because the Royce Brook fairways are burnt to the ground (crispy). Nice course, real nice, your lob wedge goes 225 - 250 yards, that's good, that's good.
Half the holes are Tom Fazio's Jumanji-style with (literally) no grass on them -- and the ones that do have grass -- it's the color of the Cleveland Browns road uniforms. Charging people to play golf here is treating them like Stu in a Bangkok Champagne room.
Greens? Stop it, just bring your high tops and a Spalding because they're basically hard top. This course can't close (soon) enough, call Andy Sipowicz, we got first-degree burglary and arson at this dump.
No longer maintained
I think they are closing down the course, and the area is under construction and no longer being maintained. Unfortunately, not worth playing any more.
Water, course needs water!!!
This is one of my favorite courses to play and I play it at least once a week but I am worried after a recent round. I understand the weather and how hot it has been as well as the improvements they are making which I applaud but I simply don’t understand why they just let the greens and tee boxes go without any water???
Couple of greens are dark brown cracked due to the heat and a few are no more than dirt. I don’t understand it. Course supervisor should be reprimanded. They didn’t let that happen to the west course because they knew the members would be upset. Maybe they don’t have enough water to keep both courses nice?? If that is the case charge less.
This course could not possibly be in worse shape
- Sand traps on 14 holes were rock-hard and overgrown with 6 inch to 3 foot weeds.
- Burnt out and/or diseased greens.
- Many fairways had huge areas (width of fairway by up to 100 yards in length) - just exposed dirt
- Cart paths with huge holes. We rode on the grass most of the.time
- Before we started to play I asked the cart boys to clean the cart. “We don’t have anything to clean them with” was the reply
- used to be a great course - ownership is letting the course die an ugly death !

Obviously it's over
They stopped taking care of this course and looks like it will be condos soon.
Royce brook was incredibly horrible
Wow just wow stay away from this dump, this once beautiful course has hit below rock bottom. The owners should be ashamed to take people's hard earned money for this nightmare. The bunkers had zero sand, overgrown weeds, entire fairways missing sod- it was just dirt and where there was grass it was burnt straw. The cart paths were just broken messes. They had the audacity to tell us it was cart path only. I have never in 40 years of playing golf have I seen a course in worst shape..... heartbreaking!!
Royce Brook - UNDER CONSTRUCTION
I have never played a course in worse condition.. Mly understanding is they are closing in two weeks and building homes throughout the complex. Unfortunately, they have already started construction. Honestly, there were fairways where they removed the grass to transplant elsewhere. They actually removed the sand from the traps. The good news is I complained and they gave me a refund. Miserable round for Father's Day.
Construction
The front nine is undergoing extensive renovations. These are happening simultaneously on many fairways. I truly appreciate the fact that they Re spending a fortune to improve. Had I known the condition of the course I would have made plans elsewhere. Fairways and greens spectacular. Bunkers with no sand over
grown with weeds. Balls lost in greenside bunkers. Lack of signs to direct cart flow at t junctions. Maybe return in 2026.
Beautiful course, but conditions are awful
Play this course if you never played it before and wanted to. Or if you want to play it one last time. This public course is going away by July 1. I really like the layout, but a lot of the courses burned up as they are not maintaining it for the future. Thanks to New Jersey Court rulings the land is being used in an affordable housing offset for the township. I am going to miss it and hope that it stays by some miracle. Do not play this if you want great course conditions. Many of the bunkers are also shot.
Sand Traps
I really liked the lay out for Royce Brook East however the sand traps if you can call them that. No sand, just dirt and 2 foot long weeds. It made look like they just dont care. I know sand is expensive, fill it in with dirt and sod and call it a day.
Royce Brook Should Be Ashamed of Themselves
Charging people money to play the east course in its current state should be a crime. The 3rd green is in better shape than the cart paths but that is probably about it, the green is about a form as the parking lot. The fact that 3 holes on the front 9 have no fairways is just sad. I get that is is a business and they are trying to squeeze every dollar out of the place they can but at the same time charging the regular rate to play a course they are intentionally destroying is just wrong.
The course should be closed
They are currently doing “bunker renovations” but that is an understatement. Many tee boxes are ripped up, multiple fairways are just dirt, there are heavy machinery all over the course which you have to avoid and even skip holes/shots. If they are going to have the course open with all of this going on, it should be free to play.
When I went to check in to my tee time there was no one in the pro shop for 10-15 minutes, no starter at all, and the golf cart died twice on the course.
This course was always on the pricier side, but it used to be in better shape. It has gone so downhill, I really can’t ever play it again.
I have never written a GolfNow review, but the experience I had here was abysmal so it was warranted.
Nice grass
If it was grass, aka rough, fescue, tee boxes, greens or fairways, it was in a nice way.
The sand traps had no sand and had overgrown grass and the cart paths were bumpy.
That said, I think the course may be closing?
Bad Shape
The course is in terrible shape. Very hard fairways and greens. Major sections of fairways are in the middle of having the sod replaced and on many holes. I will not return this season.
