​Coulsdon Manor Hotel & Golf Club

£20 for a round of golf, then hit with a £60 parking fine (£100 if not paid within 14 days). Absolutely ridiculous. I’ve never known a golf club to treat its customers like this. To top it off, the club shop was useless, hiding behind the excuse that it’s “a separate company.” Feels like a blatant money grab and a terrible way to treat paying visitors. Won’t be returning.

We have played this course many times over the years but have never played on greens as bad as these.

This completely spoilt the experience.

Hopefully, this can be dealt with so that we can come back again during the summer.

Greens were being fixed but they didn’t warn us when we booked. They could’ve warned us, or at least charge us half of what they charged us

Punched which is fine, but the holes weren't all covered in Sand, some greens were patchy & badly cut with green as long as the fairways in places!

Very poor condition, greens have been punched and not filled with sand - greens look dead. Fairways are also dried up with not a lot of grass on them.

Always used to like playing Coulsdon as a cheaper option that has availability on weekends. I feel the value to condition ratio has now gone too far as the greens were unplayable this weekend. 9th Green attached

We paid £18 for a twilight tee time on Good Friday. The course wasn't busy when we tee'd off so there were no issues with pace of play. Tee boxes and fairways were reasonable. Bunkers and greens we average to poor, have played here before where greens we better but bunker standards haven't changed. Overall its excellent value for money given the deal we got.

I never write reviews but I played this course today and it was so bad that I thought I had to say something, I live in Coulsdon and have played here many times before but not for a while, the course has never been In great conditions but playable and enjoyable but today I was playing thinking to myself that I can’t believe I have paid for this it’s by fair the worst course Iv ever played the tee boxes are a joke over grown and looks like the rough, you can’t tell what’s fairway and what’s rough and the greens are an absolute mess so bad.

I really never write reviews and hate doing it if I have but the course is so they should be paying you to play in my opinion.

We've played here many times before, but not for a while. Many fairways were bare and devoid of grass. The greens were uneven and bobbly and some bunkers were full of weed, stones and lacked sand. Quite disappointing for £30 as other local courses are in much better condition for around the same price.

The greens were poor, holes dug up all over them. T boxes were over grown.

Tee times are poorly managed (4 groups waiting on the 3rd tee after being told the pace of play was good that day) and the worst kept course I’ve played, poor fairways and greens have huge holes throughout. Can’t recommend to anyone who enjoys the game of golf

I played this course a few years ago and remember it being not too bad. I then played there on Saturday and the condition was absolutely awful. It looks like they’ve just completely given up with the course. I also called to check if there were any temporary tees and/or greens before we booked and was told ‘no, we don’t do that anymore so everything is playing as normal’. I think 15 out of the 18 holes had winter mats.

The fairway has been recently ‘cut’, but all the cuttings were still just on the fairway on huge clumps. This wasn’t a weather thing either as we’ve had a couple of weeks of good weather and I’ve played various courses in Surrey, none of which have been anywhere near as bad as Coulsdon Manor

Stay clear, not worth it!

I played following a decent spout of good weather. Paired with a local who advised that it had only been cut once this season so the conditions were fair at best, poor otherwise. Playing off mats for most tees. We had to lift clean and place even in the rough.

It was however very good value for 18. I will come back but perhaps in the warmer months.

The course is not in good shape with many fairways filled with bare patches and greens with patches of earth and on some sections turf removed. I appreciate this comes after a very wet few months but work needs to be done very soon. I don’t recall a more challenging fairways and greens experience in four decades of golf on various courses largely in the south of England. The price is low but the poor courses conditions should ideally be flagged up IMHP

Now, due to the weather we’ve had in 2026, I was expecting quite a tough time out there. A tricky round was on the cards. But there is no excuse for the state of some of the greens.

Overall, the course was fine. Tee boxes being matts was frustrating especially as a lot of them had no holes in to put a tee. Fairways were in a reasonable condition considering weather recently. And I’d say maybe half of the greens were fine. Then maybe 5/6 were bobbly as anything with way too much mud covering them. And finally maybe the other 3/4 greens had ginormous holes in. Looked like a meteor attack on some of them. Not good.

Whilst i understand its been very wet nothing had been cut fairways where like rough even good shots straight down fairway we would have to look for ball. Greens where waterlogged and didnt even look like any effort had been made to address anything...

It’s in terrible condition they should close the course until they can get it to be playable again I had to walk off after 4 holes
