Really poor
I played this course a few years ago and remember it being not too bad. I then played there on Saturday and the condition was absolutely awful. It looks like they’ve just completely given up with the course. I also called to check if there were any temporary tees and/or greens before we booked and was told ‘no, we don’t do that anymore so everything is playing as normal’. I think 15 out of the 18 holes had winter mats.
The fairway has been recently ‘cut’, but all the cuttings were still just on the fairway on huge clumps. This wasn’t a weather thing either as we’ve had a couple of weeks of good weather and I’ve played various courses in Surrey, none of which have been anywhere near as bad as Coulsdon Manor
Stay clear, not worth it!
Course not maintained over winter
I played following a decent spout of good weather. Paired with a local who advised that it had only been cut once this season so the conditions were fair at best, poor otherwise. Playing off mats for most tees. We had to lift clean and place even in the rough.
It was however very good value for 18. I will come back but perhaps in the warmer months.
Early spring challenges
The course is not in good shape with many fairways filled with bare patches and greens with patches of earth and on some sections turf removed. I appreciate this comes after a very wet few months but work needs to be done very soon. I don’t recall a more challenging fairways and greens experience in four decades of golf on various courses largely in the south of England. The price is low but the poor courses conditions should ideally be flagged up IMHP
Green shambles
Now, due to the weather we’ve had in 2026, I was expecting quite a tough time out there. A tricky round was on the cards. But there is no excuse for the state of some of the greens.
Overall, the course was fine. Tee boxes being matts was frustrating especially as a lot of them had no holes in to put a tee. Fairways were in a reasonable condition considering weather recently. And I’d say maybe half of the greens were fine. Then maybe 5/6 were bobbly as anything with way too much mud covering them. And finally maybe the other 3/4 greens had ginormous holes in. Looked like a meteor attack on some of them. Not good.

Course was bad
Whilst i understand its been very wet nothing had been cut fairways where like rough even good shots straight down fairway we would have to look for ball. Greens where waterlogged and didnt even look like any effort had been made to address anything...
Realy bad condition not playable
It’s in terrible condition they should close the course until they can get it to be playable again I had to walk off after 4 holes
Total VFM
Was a bit apprehensive as we booked this on a whim as the weather looked okay. Following a LOT of rain in the previous week we couldn’t get out at our home club so looked around. A decent tee time came up at £20 so we took it. Very surprised on the condition, temp tees and an amount of mud but played very well. Some of the greens were a bit spongy but all in all, played well. My brother shot 39 points off 11 so it couldn’t be that bad! Bar was good with very good Guinness. Friendly staff throughout. Would definitely play again and some of the greens would be tough in dry conditions.
Unfortunately poor round
I am extremely disappointed with today round of golf. I was looking forward to playing at Coulsdon manor as I have heard such good things. But today me and my friends were severely disappointed with the ground level, the greens the pace of play and overall poor round of golf. The fairways blended in with the rough the whole course felt waterlogged the greens were basically underwater. The greens were not taken care of very well. We lasted until the 13th hole and we decided to walk off because we couldn’t continue and quite frankly wasted our morning trying somewhere new and was extremely disappointed with the round.
Great Course & Value for Money
I have played the Coulsdon Manor course several times now and still really enjoy it, it offers great value for money at £30 per round. Played today and the course was in good condition, apart from the tee boxes which need some attention, fairways are good and greens are in excellent condition. Will definitely play again.

Tee boxes in pretty bad condition but other than that, not bad at all!
Really enjoyed the wide fairways and greens are well maintained - lovely large oak trees all around the club
Course with character
Great layout, requires you to think your way from tee to green. You just know you want to come back again to try to tame it which is exciting. Facilities are great, good practice area, easy to navigate the course and pace of play was good even though it was relatively busy.
Coulsdon Manor Golf Course
Probably the worst tee boxes i've played off and the greens are covered in pitch marks. Fairways are pretty good but bunkers are either over or under filled and not raked. For £35 though you can't complain really.

- pace of play. Course wasn’t busy on a Saturday afternoon
- greens generally rolled well / fast enough
Ok
- course layout is reasonable, not not the most interesting - lot of straight holes
- fairways could have been a better / clearer vs the rough
Bad
- tee boxes in very bad shape / uneven
Average course correctly priced
Green fees for visitors are highly competitive for this part of the country, especially paying in advance online. Consequently the course can get quite crowded at popular times. A round will then take a good four hours or more.
The course has some interesting holes but is not unusually challenging. The final five holes are long but rather same-y. The course is currently showing some signs of wear given the drought and the greens are rather variable though in adequate condition. The staff are friendly and obliging and the course benefits from being attached to a hotel so the food is better than average.
Bring you own trolley; a pull trolley hire costs over £8.
